What Is High-Return Vacation Rental Investing?【Ep.2】

Running a “Simple Lodging” Business with Log Cabins – What Really Matters Compared to Standard Minpaku

While minpaku-style vacation rentals are a relatively “easy-entry” hospitality business, those who want to operate a more full-scale lodging business can obtain a simple lodging (kan’i shukusho) license and run their facility under that framework.
A simple lodging is an official accommodation category under Japan’s Inns and Hotels Act. Since there are no restrictions on the number of operating days or guests per year, it offers higher earning potential and greater flexibility than standard minpaku.

What Is a Simple Lodging (Kan’i Shukusho)?

Under the Inns and Hotels Act, a simple lodging is defined as:

“A facility that accommodates people for a fee, equipped with primarily simple structures and facilities.”

Even a stand-alone log cabin can be registered as a simple lodging, and:

  • You can operate 365 days a year
  • There is no fixed limit on the number of guests (capacity is determined by total floor area)
  • Requirements on things like leaks, fire safety, and equipment are stricter than for minpaku

Key Advantages of a Simple Lodging (Compared to Minpaku)

1. Easier to grow revenue thanks to year-round operation

Minpaku is capped at 180 days per year, but simple lodging allows you to operate all year.

If we compare both at the same nightly rate and occupancy:

  • Minpaku: 108 days × ¥40,000 = ¥4.32 million
  • Simple lodging: 219 days × ¥40,000 = ¥8.76 million

So, sales are roughly double with the same occupancy rate.

2. Longer stays and higher average daily rate (ADR)

Since a simple lodging is categorized in the same legal framework as hotels and inns, it is easier to attract:

  • Overseas tour groups
  • Family trips
  • Workations and remote workers

These users tend to stay longer and accept higher nightly rates.

3. Higher potential ROI

Log cabins already command relatively high room rates.
If you can operate year-round, you can shorten the payback period on your investment.

4. Stronger perception of “safety” and “reliability”

Facilities with an official lodging license under the Inns and Hotels Act tend to:

  • Accumulate better reviews
  • Enjoy higher guest satisfaction and trust

Disadvantages of Simple Lodging

  • Requires fire safety equipment such as automatic fire alarms and emergency exit lights, increasing costs
  • Stricter standards for toilets, drainage, and other sanitary equipment
  • In some cases, a change of building use under the Building Standards Act is needed, which takes time
  • Total investment tends to be higher than for minpaku

That said, all of these disadvantages can be viewed as necessary upfront costs for higher long-term profitability.
If you are planning a new log cabin from scratch, these points can be addressed in the design phase by your architect, and incorporated into the building plan from the beginning.

Revenue Simulation (Simple Lodging Model)

Assuming a nightly rate of ¥45,000 and an annual occupancy rate of 65%:

  • 365 days × 65% = 237 operating days/year
  • Annual sales: 237 days × ¥45,000 = approx. ¥10.67 million

If fixed costs, cleaning, and platform fees total 45–50% and we assume a 50% operating profit margin:

→ Operating profit comes to roughly ¥5.34 million per year.

For a log cabin with a construction cost of ¥30 million:

  • Pure profit ROI: about 18%
  • Accounting ROI (including depreciation): about 13.3%

This represents a very attractive investment efficiency.

Why Simple Lodging with Log Cabins Is So Powerful

A simple lodging business built around log cabins offers:

  • Higher profitability than minpaku
  • Stable operation throughout the year
  • A “step up” into a more serious, sustainable hospitality business model

While there are hurdles such as building codes and fire safety standards, once these are cleared, you gain access to advantages that minpaku cannot provide, including:

  • Ongoing, stable revenue rather than seasonal spikes only
  • Higher nightly rates driven by the uniqueness of the property
  • Brand-building opportunities in collaboration with the local community

However, simply obtaining a simple lodging license is not enough to guarantee success.

To be chosen consistently in a competitive market, the property itself must offer overwhelming added value. In recent years, travelers increasingly seek not just “a place to sleep,” but “a special experience”.

In the upcoming Episode 3, we will:

  • Focus on dovetail log cabins and timber frame homes, which have particularly strong appeal and brand power
  • Explain how operating these specific types of log buildings as lodging facilities affects:
    • Profitability
    • Investment value
    • Long-term potential

We’ll explore in detail the concept of “accommodation where the building itself is the content” and what that means for high-return vacation rental investing.
